Terms & Conditions:

To Reserve:   The sending of the booking form confirms your acceptance of these terms and conditions and is binding on all persons staying in the chalet.

The person named as the Party Leader will be our main contact in all matters relating to the booking.

Payment:   Deposit - On receipt of your booking form we will reserve your booking for a period of 7 days while we wait for confirmation that the 15% deposit, payable in Euros has reached our bank account in Austria.  The deposit is non-refundable even in the event of cancellation and will be deducted from your final payment.  Our bank account details are included on the booking form.  If you make your booking within 8 weeks of occupany, the full amount will be required.

Once we have confirmation that the deposit has been received, we will confirm your holiday booking and advise when the final balance is due.

Although we send you a reminder, it is entirely your responsibility to ensure that payment is received by the due date.  We cannot accept any liability for late or lost payments and reserve the right to re-sell the dates you have booked, if final payment is not received on time.  Please see our cancellation policy.

Final Payment - Final payment is to be made in Euros direct to our Austrian bank account, 8 weeks prior to your departure date, along with the security deposit.  Security Deposit:   € 200 paid directly into the Austrian bank account or UK£ 180 payable by cheque direct to us in the UK or direct online transfer to our UK bank account or via your bank, using a normal credit slip.

Once final payment has been received you will be sent details of how to get to the chalet and the location of where the keys can be collected from and returned to at the end of your stay, as well as other useful information.

Return of Security Deposit:   This deposit will be refunded to you once we have received confirmation from the cleaner that all is well at the chalet as below:

1)  A final inspection will be carried out immediately after your departure.  If the inspection reveals any item is discovered to be missing or broken, then we will deduct the cost of its replacement from your security  deposit.

2)  The rental price also includes reasonable use of gas, electricity and water.  If any excessive use of these services is reported to us following your stay, then we will deduct the difference from your security deposit.  

3) If the chalet is excessively dirty, then you will be charged an additional cleaning fee.

Departure:   You will be told where to leave your keys with your final instructions.  Should you inadvertently forget to do this, please contact us on your return.  The keys can then be returned to us in the UK.

Check In/Out:   Please note check-in time will be from 3:00pm on the day of your arrival.  We ask on your day of departure that the chalet is vacated by 10:00am to allow the cleaner time to prepare for the next guests.  

Cleaning:   Cost of final cleaning and laundry is € 55 payable by you direct to the cleaner who will clean the chalet after your departure.  This charge is not included in the rental.  Pleae leave € 55 in cash along with the front door key in the coded key holder by the front door.  If you forget to do this however, we will deduct this from your security deposit. 

We can also arrange for the cleaning and a change of laundry during your stay if you wish.  Again the charge is € 55 and is payable by you direct to the cleaner.

Smoking & Pets:   Please note that the chalet is strictly Non-Smoking & No Pets.  We also ask (as is the custom in Austria) that no shoes be worn inside the chalet, apart from the hallway area just inside the front door.  Please smoke outside if you wish and dispose of your cigarette ends very carefully, as obviously this is a wooden chalet.

Cancellation:   Providing the owners receive written notice of cancellation not less than 8 weeks prior to the actual booking date, the Party Leader on the booking form will not be liable to pay the full balance.  It is the responsibility of the party leader to ensure that their cancellation email is confirmed as received by the owner.  If the cancellation is received within the 8 week period prior to the start of the holiday the party leader is liable to pay the full balance of the final invoice.  If the owner is successful in re-letting the property for part or the whole of the reservation period, the balance or part balance will be refunded.   In the unlikely event, that the owners have to cancel, then all monies paid will be refunded (without interest, compensation or consequential loss of any kind).  

Code of Conduct:   Stadl an der Mur is a residential community.  The actions of all members of your party should not interfere with the enjoyment of either other holiday-makers or the residents of Stadl.  Please do not play any loud music or engage in any activity which may cause inconvenience to your neighbours after 11pm or before 07.30am.  In the event that any member of your party behaves in a way that is likely to cause stress, danger or annoyance to any other holiday-makers, residents of Stadl or damage to any property, the owners or their local representatives reserve the right to terminate your rental agreement immediately and forthwith.  The owners or their local representatives will not be liable for any costs you will incur, nor shall we pay any compensation, nor make any refunds due to this action.

Insurance : It is a condition of the booking that all members of the party are covered by travel insurance which carries adequate protection against delays and cancellation, your luggage, personal belongings and has adequate medical cover.

Keys :  Once final payment has been received you will be sent details of how to get to the chalet and the location of where the keys can be collected from and returned to at the end of your stay, as well as other useful information.

Law:   Conduct is subject to and shall be construed in accordance with the laws of Austria and all parties hereby submit to the exclusive jurisdiction of the Austrian Courts.

Liability : The owners of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused.  The use of all accommodation and amenities including the pool is entirely at the user’s own risk.  The owners cannot accept any liability for any loss of rental time due to travel problems, flight delays or cancellations, industrial dispute or any events outside our control, including any form of Force Majeure.  The owners cannot accept responsibility for the failure of chalet equipment but will take reasonable action to rectify any such failure upon notification by the guests.

Local Tax:   The local tax of  €1.10 per day per person over the age of 14 is included in the rental cost of the chalet.  Please ensure the tax form (guest book located in the Chalet)  is completed during your stay.  On production (green guest slip) it entitles the guests to a 10% saving at many local attractions including ski lift pass.

Owners Access :   The owners or their agent shall be allowed access at any reasonable time during your stay. 

Party Size:   The maximum capacity of the chalet is 8 persons.  Everyone occupying the property must be listed on the booking form, including small children.  The accommodation cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property.  Persons under 21 years of age are not acceptable unless accompanied by their parents or responsible adults.  The owners reserve the right to refuse admittance if this condition is not met.  Failure to comply will render the booking void and no compensation will be paid.

Responsibilities:   All persons stated on the booking form are responsible for the care of the property including the locking of all doors.  At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy.  Guests are requested to notify the owner immediately of any sudden equipment failure so that reasonable action can be taken to rectify the situation.
